HOUSTON – Transwestern Real Estate Services (TRS) announces three new retail leases totaling 9,568 square feet at The Shops at Arrive River Oaks, a premier Class A mixed-use development located at 2800 Kirby Drive in Houston’s Upper Kirby district.
The new tenants include the U.S. debut of Australian-based Cullen Jewelry, a relocation by Kale Functional Medicine, and a new restaurant concept from the team behind Pane e Vino. Transwestern’s Crystal Allen, Paula Musa and Evelyn Ward represented the landlord, FPA Multifamily and Trinity Property Consultants, in negotiations.
Cullen Jewelry, a direct-to-consumer brand specializing in lab-grown diamond engagement rings, has leased 2,716 square feet for its first U.S. showroom. The retailer selected The Shops at Arrive for its visibility, luxury positioning, and proximity to affluent neighborhoods.
Kale Functional Medicine, a wellness-focused medical practice, has signed a new lease for 3,262 square feet. Relocating from 230 Westcott Street, the practice will occupy a second-generation medical suite.
Bussia, a new restaurant concept from the owners of Pane e Vino in Katy, has leased 3,590 square feet on the corner of West Avenue and Kipling. The space, formerly occupied by a furniture retailer, will be transformed into a high-end dining destination. Jhakees Napolitano of PrinGroup Commercial represented Bussia in the transaction.

Located at the intersection of Kirby and Westheimer, The Shops at Arrive River Oaks offers approximately 194,000 square feet of retail space beneath 397 luxury residential units. The property is currently 94% leased and features a curated mix of fine dining, designer furniture, med-spas, and luxury shopping. Its central location inside the Inner Loop provides easy access to Greenway Plaza, the Galleria, and the Texas Medical Center.
Other recent additions to the tenant roster include Rosa Clará, a luxury bridal brand from Spain, and TOGA, a yakitori concept from the KIRA group, further cementing the property’s reputation as a destination for international and emerging brands.
